The Airpark 599 project is a 270+acre Master Planned industrial park located next to the Stockton Metro Airport. Current plans include construction of six buildings totaling over 3.4M sf of BTS building area, improvements to existing infrastructure, and development of onsite infrastructure including stormwater retention. Currently, Building 4 (1.1M sf) is nearing completion, and Building 1 (1.4M sf w/ approximately 600k feet of mezzanine) is under construction. Upon completion, the project is expected to result in approximately 5,000 new jobs for the region.
ENGEO has performed several geotechnical and environmental studies for the site including deep borings, CPTs, test pits, laboratory testing, and infiltration testing. During land development and building construction activities, ENGEO provided materials testing and observation services, special inspections during foundation, tilt-up wall, and roof structure construction, lab testing services, engineering and construction service consultation, floor flatness/floor level surveys, and Storm Water Pollution Prevention Plans (SWPPP) for the project.
ENGEO’s approach and extensive experience with industrial park and logistic facility development in the area resulted in a value engineering approach to provide a comprehensive but cost saving design. Additionally, ENGEO’s knowledgeable Construction Support Service team provided exceptional client service during all construction phases of the project, and identified several opportunities for increased efficiencies, potential items of non-compliance, and resolution of issues to ensure the project was constructed in accordance with the project, tenant, and regulatory specifications. Furthermore, ENGEO worked with the project’s structural engineer to successfully develop a prequalification program for proposed concrete used at the site, which resulted in a savings of over $500,000 in concrete testing costs during foundation construction of Building 1.
